What Affects the Cost of a Roof Replacement in the Upstate

Square footage, pitch, layers, decking, and materials all move the number. Here's a plain-English breakdown before you get quotes.
"What's a new roof cost?" is the first question we get, and any contractor who answers it before seeing your roof is guessing. Here's what actually drives the number so you can compare quotes intelligently.
Size and pitch
Roofing is priced by the square (100 square feet). A steeper pitch takes longer, needs more safety setup, and costs more per square than a walkable roof of the same size.
Tear-off and existing layers
Removing one layer of shingles is routine. Two or three layers means more labor and more disposal. We always recommend a full tear-off so we can inspect the decking underneath.
Decking condition
Soft or rotted sheathing has to be replaced. It's impossible to know how much until the old roof is off, which is why good quotes state a per-sheet price up front instead of hiding it.
Materials and accessories
Architectural shingles cost more than three-tab and last longer. Underlayment, ice-and-water shield in the valleys, drip edge, pipe boots, and ridge vent are not optional extras — they're what makes the roof perform.
Penetrations and complexity
Chimneys, skylights, dormers, and multiple valleys all add flashing work, which is where most roof leaks start.
Get it in writing
